Almost full circle for Villa World’s Circa

AS developer Villa World prepares to wrap up its highly successful Circa community at Nudgee, it can thank one family for three of close to 400 residential sales achieved in the project.
Graeme and Maureen Ryan’s move to the community and their subsequent recommendations to others have resulted in purchases at Circa by their daughter and son-in law Kate and Tom McGeown, and Mr Ryan’s cousin Patricia Benson.
The Ryans bought a four-bedroom home in Circa after stumbling upon the development while driving around Nudgee in October last year.
The couple moved into their new home in June after downsizing from their long-time home at North Lakes.
“Being just the two of us, the house became too much to manage and it was getting very hard to maintain,” she said.
“The fact that Circa offered us a new house and we didn’t have to renovate was a massive plus.
“We love how peaceful the community is and how welcoming everyone has been.”
Former Brisbane southsider Patricia Benson said Circa’s proximity to a train station and the CBD were key factors in her purchase of a four-bedroom home within the estate.
“I was looking to purchase a home on the other side of town, in the suburbs of Carindale and Mount Gravatt, but Graeme suggested that I look into Villa World to see what was available,” she said.
“I wanted to purchase a home that was low-maintenance and centrally located because I work in the CBD.
“At Circa I can walk to the train station and be in the city circle within 20 minutes.”
Thanks to hundreds of like-minded buyers, Circa is poised for a sell-out more than eight years after its first residence sold in July 2008.
Comprising a diverse mix of house-and-land, duplex, triplex and townhome offerings, Circa was developed across 10 stages on a parcel close to major transport, key job hubs, shops, public and private schools, and a wide range of community facilities.
Villa World project manager Matthew Plenca said the company was extremely proud to have delivered what was now a beautiful, established community.
“The ideal combination of location, quality and affordability has drawn a range of buyers to Circa over the past eight years, from growing families and first-home buyers to empty nesters and retirees,” Mr Plenca said.
“Villa World offers a product to suit every lifestyle, which is why the diversity of dwelling types in a sought after location has played a major part in the success of Circa.”
Mr Plenca said the quality of Circa’s homes and the established and safe status of the area also had driven sales throughout the life of the project.
“Quite a few buyers were prepared to stretch their budgets to secure a property here because of the level of quality and inclusions,” he said.
“Nudgee is considered a safe and family-friendly suburb, which is why the majority of buyers are families with young kids.”
Just 12km from the CBD, Circa is close to Brisbane International Airport, Nudgee Train Station, and Banyo Village’s Woolworths supermarket, specialty shops and cafes.
Circa has a wide array of educational options on its doorstep including Earnshaw College, Nudgee Junior College, St Joseph’s Nudgee College, Boondall State School and Australian Catholic University.
Residents have access to some of Brisbane’s recreational gems with Boondall Wetlands and Nudgee Beach Park – including a boat ramp and off-leash dog park, located nearby.
