Last opportunity to buy land directly at popular East Maitland community

The final land releases at AVID Property Group’s sought-after Harvest development at Chisholm, East Maitland have hit the market and are expected to sell in record time off the back of strong sales success in previous stages.
AVID Property Group NSW Project Director Nathan Huon said the final blocks in the last Harvest neighbourhood called ‘Harmony’, will be the very last opportunity for people to purchase land directly from the developer.
“More than 90 per cent of blocks in the first two ‘Harmony’ releases sold in less than two months of their release during February and April this year – clearly demonstrating the huge popularity of this community,” Mr Huon said.
Harvest is the same development in Chisholm that famously hasn’t had to put out a ‘for sale’ sign since launching in July 2015 due to its popularity. In a move that is rare for master-planned communities, the developer has also tailored blocks in each stage to meet the demands of the market.
Mr Huon said there are 50 blocks offered in releases three and four of the ’Harmony’ neighbourhood. They are all larger blocks ranging in size from 525m2 to 1130m2 and priced from $229,000.
“Our lots are tailored to the needs of families, with wide 18m frontages accommodating double-car garages and, with average sizes of 570m2, all offer buyers room for a family home and a yard for the kids to play in,” Mr Huon said.
The average lot size in Sydney, according to the most recent data from the Urban Development Institute of Australia^ is just 396m2.
“What we’re seeing in this region is a really strong demand for family-sized lots and wide frontages,” Mr Huon said.
“When we were designing this latest neighbourhood, we wanted to meet those buyer expectations, which is why we’ve offered lots in a range of sizes and with wide frontages.
“We also have buyers coming from outside the region, looking for something they can’t get in Sydney: affordable house and land packages with space for the family.
“We’re excited to be nearing the completion of this great community, but it means that there are fewer and fewer opportunities for buyers to own their own piece of Harvest,” he said.
Mr Huon said plans were also underway to include another park within this final neighbourhood, adding to the vibrancy of the popular family community.
“Along with a number of fantastic parks within walking distance of this release, buyers will also become a part of the vibrant community AVID has helped bring together at Harvest,” he said.
