Sleepy Logan suburbs to become population powerhouse

A population the size of Cairns will populate two largely rural areas of Logan City in what is tipped to become the Western Corridor’s new population powerhouse region, according to a new research report.

The report from industry advisory firm and city shaping experts Urbis says almost 177,000 people are expected to move in to the emerging catchments surrounding the suburbs of Greenbank and Logan Reserve over the next 20 years.

The projected population surge, as well as the forecast jobs growth, of both catchments is expected to outstrip that of the wider Logan City region as they become magnets for families seeking to realise the Australian dream of home ownership.

Urbis forecasts the Greenbank and Logan Reserve catchments will also become the job-creation powerhouse for Logan, with the two areas expected to support an additional 25,800 jobs, or more than half the 50,780 jobs poised to be created across the city’s economy by 2036.

According to Urbis, the development of nearby Springfield and the ongoing investment in infrastructure within that area has been a catalyst for growth.

The forecast population growth comes as national residential developer Villa World begins work on major projects in both suburbs as part of a $1.3 billion investment in Logan.

Villa World is dramatically transforming the residential landscape in Greenbank with its flagship 1502-lot Covella community, the company’s largest-ever Queensland project, starting to unfold on a 153-hectare semi-rural site.

Covella’s unveiling in October came weeks after Villa World launched its 300-lot Chambers Ridge project in neighbouring Park Ridge, and followed the launch late last year of the 726-lot Killara community at Logan Reserve.

The three Villa World projects are among more than $13 billion in residential developments either under way or proposed across Logan which will bring more than 55,000 residential lots to the market.

Villa World CEO and managing director Craig Treasure said the company was well placed to meet the burgeoning demand for affordable housing across the Logan corridor.

“There is a strong, steady and long-term demand for housing in this strategic marketplace and we’re already on the ground delivering product that meets the lifestyle aspirations of the region’s rapidly growing population,” Mr Treasure said.

“The growth of urban centres such as Greater Springfield, as well as the rising industrial employment base of the northern Gold Coast, have been a key part of the transformation occurring across Logan.

“Logan is quite central to this activity and offers an affordable housing destination at a time when Brisbane housing prices are surging beyond the reach of first home buyers particularly.”

Bushland-fringed Covella will eventually be home to 4000 residents and will offer a wide array of housing and lifestyle options with its lots ranging from 300sqm to 2000sqm and priced from just $209,000.

Covella’s residents will be adjacent to Greenbank Shopping Centre, just 12 minutes from Greater Springfield, 14 minutes to Grand Plaza Shopping precinct and have easy access to major arterial roads such as the Logan and Centenary motorways.

The community will be developed in 27 stages over the next seven years.

Chambers Ridge will comprise three and four-bedroom turnkey house-and-land packages, surrounding a central park.

Killara has become Villa World’s fastest selling project with more than 130 sales since its launch.

Mr Treasure said the three Logan communities would promote active and healthy lifestyles with the provision of significant green space, parkland and facilities including bike and walking paths, playgrounds and barbecue areas.
