AVID’s Approach to Customer Verification Requirements
Australia’s Anti-Money Laundering and Counter-Terrorism Financing (AML/CTF) rules are now in effect.
What this means for you
From 1 July 2026, new Australian laws require AVID, and other businesses across the property industry to complete customer verification checks under , Australia’s Anti-Money Laundering and Counter-Terrorism Financing (AML/CTF) rules.
If you are purchasing land, or a home through AVID, we may ask you to provide identification documents and other supporting information before we can proceed. We will let you know exactly what is required and guide you through the process.
Under these laws, regulated businesses are required to:
- verify customer identity
- understand the purpose of a transaction
- assess and record risks where required
- keep accurate records of checks and decisions
We are legally required to complete these checks before we can proceed with certain transactions.
How it works
- Provide your details
We will ask you for basic identity information and any relevant documents needed for your transaction. - Verify your information
Your identity and ownership details are checked securely through approved systems. - Clarify anything missing
If we need further information, we’ll let you know as soon as possible. - Complete the assessment
We review the information provided and complete the required AML/CTF checks. - Begin working with you
Once checks are complete, we can continue progressing your transaction. This process is mandatory under AML/CTF regulations and helps protect customers, businesses and communities from financial crime.
Why these checks matter
AML/CTF checks help protect customers, businesses and communities from financial crime.
- These laws are designed to make it harder for criminal networks to use legitimate transactions to move or hide illegal funds.
Strong AML controls help stop criminal networks from using professional services to move or hide illicit money.
Every identity check and risk assessment contributes to protecting our clients, our industry and our community.
The AML process
What to expect
Our process is designed to be clear, efficient and secure. Most clients complete it quickly once documents are provided.

- Australian privacy laws

- strict AML/CTF regulatory requirements
Your information is used only for identity verification, compliance checks and onboarding purposes.
We do not share information for marketing, and we do not sell or trade client data.

Frequently Asked Questions
1. Why is AVID asking me for this information?
AVID is required to complete customer verification checks under Australia’s AML/CTF laws. These checks apply across the property industry and help ensure transactions are completed safely.
2. What information will I need to provide?
You may be asked to provide identification documents, source of funds information, or documents relating to a company, trust, or other ownership structures.
3. I have purchased from AVID before. Do I need to do this again?
In some cases, yes. The new requirements may apply even if you have purchased from AVID before. If your information is current, the process is straightforward, but we may need to check and record it again.
4. What happens if I do not provide the information?
We understand it may feel like a lot to provide. However, if we cannot collect the required information, we may not be able to proceed with your transaction. This is a legal requirement that applies across the industry.
5. Will this delay my purchase?
Most checks can be completed quickly once the required information is provided. More complex arrangements, such as companies, trusts or overseas entities, may take longer. We will let you know what is needed and keep you updated.
6. Why is AVID asking about my source of funds?
Under Australia’s AML/CTF laws, we may be required to understand where funds used in a transaction have come from. This is a standard regulatory requirement and helps prevent financial crime. Any information provided is handled securely and in accordance with our privacy obligations.
