Prices do not include stamp duty, registration fees and any other fees or charges relating to the purchase of land. Purchasers will be liable to pay these fees and charges separately. Prices are subject to adjustments under the land contract, including (but not limited to) rates and land tax.
Purchasers are responsible for sourcing their own builder and ensuring that the house to be constructed on their selected land complies with all applicable building covenants and legislative requirements. Purchasers are required to obtain approvals from all relevant authorities including (but not limited to) council. Purchasers are responsible for satisfying themselves as to the compatibility of the house with all applicable easements, restrictions, covenants (including building covenants) and legislative requirements, including council and authority approvals.

House and Land
House and land packages consist of land and a house which are sold separately. AVID Property Group is the Seller of, and responsible for, the sale of the land only.
Purchasers will need to enter into the land contract with AVID Property Group and a separate contract with the relevant builder for the construction of the house. Builders are not subsidiaries or related entities of AVID Property Group.
AVID Property Group makes no representations and gives no warranties:
a. that the house will be constructed using the same plans and specifications, standard of workmanship or quality of materials as were used for the construction of any display home or other homes constructed by the builder;
b. that the house will be identical in every respect with any display home or promotional material used by AVID Property Group or the builder for sales purposes;
c. in relation to the builder’s fitness and/or suitability either generally or in relation to the construction of the house;
d. about any promotional offers, bonuses or incentives which may be offered by a builder; and
e. in relation to the builder’s ability to enter into and perform a building contract in accordance with its terms.
AVID Property Group will not be liable for any loss, damage, liabilities, claims, expenses, whatsoever arising out of or in connection with the builder, the building contract and/or construction of the house. Purchasers should make their own inquiries in relation to these issues.
House and land package pricing and availability may be based on a specific house and land combination. The price may be based on the relevant builder’s standard specifications and the inclusions for the house as provided by the builder. The price may be subject to exclusions including but not limited to: site establishment costs; landscaping; fencing; and any other exclusions nominated by the builder. Unless specified otherwise, house and land package pricing advertised by AVID Property Group is indicative only and the housing cost component should be confirmed and documented separately with the builder.
