Although we are a new player in the land lease community sector, Vantage by AVID has been years in the making and is backed by AVID and our team’s three plus decades of experience. We are passionate about the sector and take our responsibilities as an operator of communities seriously to allow you, our homeowners, to bring more to life.

1. What exactly is happening?

In May 2024, AVID Property Group (AVID) announced it would be acquiring eight land lease communities from Living Gems. AVID has formally taken over the ownership and operations of 6 Living Gems communities on the 27th September 2024.

This means that your community no longer is operated and managed by Living Gems.

2. When did handover take place?

The sale and handover of six communities was finalised on the 27th September for the following communities:

  • Living Gems Pacific Paradise
  • Living Gems Maleny
  • Living Gems Caboolture Riverfront
  • Opal by Living Gems
  • Amber by Living Gems and;
  • Sapphire by Living Gems

The sale and settlement of Ruby by Living Gems and Living Gems Gold Coast is expected later in the calendar year. We will provide updates when we can on the expected handover dates.

3. What about the agreement I had with Living Gems?

Your Residential Site Agreement is the contract between you and the Park Owner (Living Gems), giving you the exclusive right to occupy the land on which your home sits. The Site Agreement– which is governed by the relevant state laws – sets out each party’s rights and responsibilities and the ongoing fees that apply.

As a part of AVID’s purchase of your community, we have taken over this Site Agreement from Living Gems – this means that the rights, responsibilities, and fees outlined in your initial Agreement with Living Gems will stay the same. The only change is the Park Owner will now be AVID, not Living Gems.

In accordance with the Act, we will be providing you a formal notice outlining the transfer of ownership from Living Gems to AVID within 14 days of us becoming the Park Owner.

4. What changes can I expect?

We would like to reassure you that we are working closely with Living Gems to minimise any disruption to your day-to-day life.

To ensure your community continues to run smoothly, we can confirm that we made offers of employment to all of your onsite community team, including your dedicated Community Managers. We are excited to retain these roles and welcome the existing Living Gems staff into the AVID team.

5. What about my community’s name?

Under the conditions of the sale, AVID was not able to retain the Living Gems brand – this includes the current name of your community.

We are proud to be bringing your community into the Vantage by AVID family, and with this comes a fresh, new name. See details below:

6. Will the contact details for my Resort Manager change?

Your Community Manager now has a new Vantage/AVID email address. All enquiries should now be sent to:

As we work through the transition, any emails sent to the existing Living Gems email address will continue to be redirected to this new mailbox (until further notice). Phone numbers for your Resort manager will remain the same.

7. Who can I speak to for further information?

Meet Your New Team

We are pleased to confirm your community team will be retaining their roles with AVID. This means your resort manager will continue to be your onsite point of contact for any questions or concerns you have.

Cameron Holt

Chief Executive Officer

Leading the overall strategic direction and operations of the AVID business, Cameron has more than 20 years’ experience in private sector and government.

His involvement across all property sectors includes joint venture projects and large-scale housing companies. He holds a Master of Commerce, Post Graduate Diploma of Land Economics, Bachelor of Town Planning and has Real Estate Agent licences in multiple jurisdictions.

Cameron also currently sits on the Property Council of Australia’s Residential Development Council and is a New South Wales Councillor at the Urban Development Institute of Australia.

Manuel Lang

General Manager Land Lease Communities

Responsible for the establishment of the business’ land lease communities offering, Manuel has more than 16 years’ experience, having worked across a range of sectors including banking and finance, commercial property, residential aged care and building and construction.

He brings a wealth of knowledge in land lease communities to the business having spent nine years as CEO of retirement organisation Palm Lake Group and holds a Bachelor of Commerce, majoring in Economics. Manuel currently sits on the Retirement Living Committee at Property Council Australia (Queensland).

Justin Willmore

Operations Manager Land Lease Communities

Working in the public and private sectors for more than 18 years, Justin is an experienced registered nurse, senior leader and operations manager, having held positions across the acute health care, residential aged care, retirement living and land lease communities’ industries.

Prior to his role at AVID, Justin was the General Manager of an approved aged care provider and oversaw assets in aged care, retirement living and land lease portfolios. In his role at AVID, Justin is responsible for overseeing the day-to-day operations of all land lease communities, and ensuring all corporate, financial, brand and home owner experience objectives are met.
