Final Chapter Released in Hunter Valley Community

A highly sought-after residential community in the Hunter Valley suburb of Chisholm has entered its final chapter, with its final neighbourhood now under construction.

The 300-block neighbourhood, The Haven, marks the last opportunity for buyers to secure land within the established Waterford by AVID Property Group (AVID) community.

AVID General Manager NSW Danny Boubli said the official release of land in the final neighbourhood marked a significant milestone for the 2,000 block masterplanned community.

“Waterford has taken shape over more than a decade, evolving from a greenfield development into a thriving residential community, welcoming hundreds of families and individuals, and supporting the growth of Chisholm and surrounding areas,” Mr Boubli said.

“Over this time, we’ve seen consistent demand for land in Waterford, reflecting how highly regarded Chisholm and the wider Maitland region has become among buyers.

The milestone comes as Maitland continues to emerge as one of Australia’s fastest growing inland cities with the population set to increase by 55 per cent by 2041 – requiring an average of 1,260 new homes annually to support the region’s growth1.

Mr Boubli said masterplanned communities like Waterford played a vital role in meeting the region’s future housing and infrastructure needs.

“With Maitland set for substantial population growth, offering land options for families is essential to meeting demand and supporting a thriving community,” Mr Boubli said.

“The majority of this growth is expected to take place within existing urban areas, which highlights the importance of well-planned, established and connected communities like Waterford in meeting the region’s long-term needs.

“In addition to housing, Waterford will soon also be home to Chisholm Plaza by Revelop offering residents and locals alike easy access to supermarkets, health centre, cafes, restaurants and multiple other specialty retailers.”

Long-time Waterford resident Rosemary Rudge has built five homes across six blocks in the community and has watched it evolve from its earliest days into the neighbourhood it is today.

“Back in 2016, I kept driving past the Waterford community on the way to pick up my boys from school and it planted the seed that maybe we should live closer,” Ms Rudge said.

“We went into the sales office, bought our first block, and never looked back.”

Ms Rudge said her family has formed strong ties with neighbours along the way as their connection to Waterford continues to grow.

“We’ve been here since the early days when it was really just a greenfield site, and it’s been amazing to watch it grow into the community it is today,” Ms Rudge said.

“What keeps us here is the people – neighbours look out for each other, help with pets and lifts, and it really feels like a supportive safe place to live.

“Waterford has such a great feel and family vibe, and with the new shopping centre coming it’s only going to get even better.

“It’s the best of both worlds – you feel surrounded by nature with the billabong, kangaroos and birdlife around, but you’re still close to the M1 and everything you need.”
