New residential development catering to Queensland buyers’ appetite

Persistent house hunters flocked to Ormeau’s newest residential community with AVID Property Group (AVID) as it launched to the market this week.
Fielding more than 170 enquiries per month since the announcement of its newest residential development late last year, Amara by AVID will deliver 180 new turnkey homes.
AVID General Manager Queensland Bruce Harper said he was thrilled to deliver vital housing to the region amid rapid population growth and increased demand for housing.
“The interest in Amara from prospective buyers has been incredibly strong, even prior to the product hitting the market, but that now changes with the first stage launched this week,” said Mr Harper.
“We’ve looked to expedite land and completed home delivery across all five of our active Southeast Queensland communities to cater to the markets appetite.
“The northern Gold Coast is recognised as one of Queensland’s strongest growth areas and Amara presents an exciting opportunity for Ormeau as it responds to the unprecedented demand for new, fully completed homes.”
A recent market research report highlighted the local markets strength with Brisbane’s house prices increased by a staggering 31.3 per cent in the past year and compares to the national capital city average of 23.8 per cent over the same period.
As demand from purchasers out-strips supply surrounding Ormeau, Amara’s boutique community will provide a range of innovative brand-new homes, as well as a solution to buyers concerns about availability of builders, the building process, risks, and delays.
Mr Harper said the homes crafted and delivered by Villaworld Homes by AVID bolstered the developments position as one of Southeast Queensland’s most desirable communities now selling.
“Working with our own builder, Villaworld Homes by AVID Property Group, Amara provides a solution which simplifies and streamlines the buying process for our customers by creating a single contract, fixed price, house and land package,” he said.
“AVID is driven by our buyers, so naturally this new community and product offering was born from listening to our customers express the desire to build but being hesitant to do so because of industry shortages and delays.
“The local market has no true offering of complete, turnkey homes but Amara allows buyers to purchase a completed, brand-new home without contracting a builder – a process currently proving difficult.
“As a developer-owned builder, Villaworld Homes is uniquely positioned to design the home to perfectly integrate with the community, and it’s all been considered when creating Amara – the product here is unlike anything we’ve previously delivered.”
Across 400 research participants, AVID and Villaworld Homes have gathered insights on everything from key location and amenity elements, preferred lot sizes, floor plans and facades right through to preferred roof colours, home appliance brands, sustainability features and landscaping.
In response to buyer research and feedback, Amara buyers will have everything they need under one contract – a fixed price, turnkey home with no hidden costs delivered complete with a driveway, fencing, landscaping, window blinds and air conditioning.
Amara’s six stylish designs include four-bedroom, double-garage, single and two-storey homes sitting on a variety of blocks.
The intricately designed community will boast bespoke parklands, playgrounds and picnic spots for residents to enjoy, while connecting them to the Gold Coast lifestyle.
The first homes within the boutique community are set to be completed by May 2022.
