Popular Gold Coast community “Amara” celebrates 1st birthday and 30 per cent complete milestone

The boutique $100 million Amara by AVID Property Group (AVID) community is celebrating its oneyear anniversary and is 30 per cent complete with upgraders, first-time and interstate buyers leading
the charge.
Some 58 homes have now been built including 50 settlements with more excited purchasers set to
move in before Christmas.
Upon completion, Amara will feature 180 completed homes built and designed by AVID’s award
winning building arm Villaworld Homes, in close consultation with experts in building trends and
interior design.
AVID General Manager Queensland Anthony Demiris said Amara had appealed to buyers from
Brisbane, interstate, and the Gold Coast since its launch nearly a year ago.
“Amara offers brand new complete homes, with quality appliances and finishes, in a rare bushland
location that has easy access to both Brisbane and the Gold Coast,” Mr Demiris said.
“We’ve had phenomenal interest in Amara since launching, with the most interest coming from people
who are upgrading their homes, followed by first home buyers.”
Demand was also being driven by interstate migration – a trend predicted to add a further 711,000 to
1.4 million people to Queensland by 20711
“Interestingly, at least 12 per cent of sales at Amara so far are buyers coming from other Australian
states,” Mr Demiris said.
“The community also really appeals to people from the northern Gold Coast area, who see more
benefit in moving into a new and spacious home with everything done for them instead of spending
time and the hassle renovating.
“The quality design and the fact that buyers don’t pay anything for the land or build other than the
initial deposit until settlement is providing a lot of peace of mind in today’s market.”
Hybrid working arrangements during the pandemic presented Amara resident Nicole Horan the
opportunity to return to her Queensland roots – so when her Sydney employer offered her a remote
working arrangement, she jumped at the chance.
“I wanted to live on the Gold Coast and the position of Amara, at Ormeau, was perfect as it was
halfway between friends on the Gold Coast and to Brisbane where I might be needed in the office,”
she said.
“I was terrified of the whole buying process, but as a first home buyer the process at Amara was so
easy. It was one price, and I just had to sign the contract and move in. The whole team were lovely,
supportive, and answered my questions at all stages.”
Ms Horan said she was so pleased to now own a house and be part of a community.
“The neighbours are so friendly, and I have already made great friends,” she said.
“We regularly enjoy wine time and talk about how to keep our lawns green. It’s a great community feel
and a quiet neighbourhood.”
The booming suburb of Ormeau – located in the northern growth corridor between Brisbane and the
Gold Coast – is set to be home to more than one million residents by 2050.
Departing from the typical instalment-based residential building contract, Amara offers a single fixed-price house and land contract with a minimal deposit. Homes currently for sale at Amara, range in size from 189m2 to 225m2 on land ranging in size from 375m2 to 488m2 and start from $830,500. Amara’s largest block of land has recently launched to market, offering buyers a 1,536m2 family-sized block for $1,465,000.
Amara recently won Best Display Home Under $500K in the Housing Industry Association’s (HIA)
Gold Coast and Northern Rivers Housing Awards, a testament to the quality of work put into designing
the development. Better still AVID’s builder arm, Villaworld Homes by AVID, received the prestigious
2023 HIA Queensland Professional Major Builder Award.
